Auction finance that beats the hammer

The buyers who win at auction decided their finance before the catalogue closed. The ones who lose deposits decided it after. I have spent twelve years keeping clients in the first group.

Property auctions run on deadlines ordinary mortgages cannot meet. Traditional auction: contracts exchange at the hammer, ten percent deposit that day, completion on the date in the legal pack, often around four weeks, sometimes less. Miss it and the deposit is gone. The modern method gives longer, typically 56 days, which sounds comfortable and still is not, because most term mortgage processes cannot reliably hit it either.

So here is how I run auction deals, learned the careful way over 2,400 completions: the work happens before the auction, not after. We review the lot and the legal pack together, I issue indicative terms, typically within 24 hours, and line up a lender decision in principle against the property, so you walk into the room knowing your ceiling, your costs and your exit. Then bidding becomes arithmetic instead of adrenaline. After the hammer, my job is chasing the valuation and the solicitors, because in my experience they, not the lender, are what threatens a deadline.

And do not be put off by an unmortgageable lot; be interested. No kitchen, short lease, structural work, sitting tenants: these are usually why the property is at auction and why it is priced the way it is. Bridging lenders fund exactly these, and where works are planned we build the refurbishment costs and the exit refinance, onto BTL, HMO or commercial terms, into one structure from the start.

How fast can auction finance complete?

Inside a standard auction deadline, and faster when needed. Straightforward cases can complete in 5 to 10 working days. The key is starting before the auction rather than after it, so the valuation and legals begin the moment your bid wins.

How much can I borrow against an auction lot?

Typically up to 75% of the property value, and more of the purchase price where you are buying below value or offering additional security, since some lenders will work from the open market value rather than the price paid. All figures are indicative, for UK incorporated businesses only and subject to credit underwriting.

Should I get finance agreed before I bid?

Yes, always. Bidding first and arranging finance second is how deposits get lost. We issue terms against the specific lot before the sale, so your maximum bid is set by real numbers rather than optimism.

What is the difference between traditional and modern method auctions?

Traditional auctions are unconditional: exchange at the hammer, completion on the contractual date. The modern method is conditional: a reservation fee secures the lot and you then typically have 56 days to exchange and complete. The finance deadline differs accordingly, and we structure to whichever applies.

Can you finance auction purchases anywhere in the UK?

Yes, at any auction house, in England, Wales, Scotland and Northern Ireland. Scottish and Northern Irish purchases run through their own conveyancing processes and we arrange lending with providers who operate in each.
