Contractor Accommodation Finance
Tens of thousands of workers, housed for years, near projects with decade-long timelines. I have already funded serviced accommodation serving Hinkley Point C, so this is a market I know from the inside, not from a report.
The UK's pipeline of major projects, nuclear stations, rail, gigafactories, freeports, defence programmes, needs tens of thousands of workers housed near site for years at a time, and well-run contractor accommodation can achieve significantly higher rents than a standard single let, with demand contracted years ahead. That is the opportunity. The catch is the financing, and it is a real catch.
Serviced accommodation and contractor let models sit outside standard buy-to-let criteria, and plenty of lenders simply decline them on sight, not because the model is bad but because they do not understand it. My advantage here is not theoretical: I have completed funding work for a commercial serviced accommodation business housing Hinkley Point C workers, so I know the letting models operating on the ground and, more usefully, which lenders understand contractor demand rather than fear it.
I arrange the full structure: bridging to buy and refurbish into contractor-ready condition, HMO finance for room-by-room workforce lets, serviced accommodation mortgages for operators, and the exit agreed before you start. One piece of advice I give every landlord entering this market: make the lender love the asset beyond the project. Structure so the property works as ordinary letting stock too, and the project rent becomes your upside instead of your dependency.
